Tenant(s) are able to move-out earlier. That does not relieve them of their responsibilities of the lease requirements nor will they be prorated for their rent/utility charges.

If I don’t know my forwarding address: I have provided no forwarding address at time of 30-day notice. If I fail to provide in writing a forwarding address (in person, by mail, or email) then NO deposit return statement will be mailed. Iowa Code 562A 12 (3), 562B. 13 (3). A copy of the deposit return statement and monies (if applicable) will be kept on file for one year from date of rental termination, after which the tenant will forfeit any remaining deposit monies.(Required)

Terms

I understand that deposit return statement and monies (if applicable) will be returned to me via certified mail at the forwarding address I have provided mailed within 30-days after the last paid day rent, end of lease term, or from when I provide my forwarding address, whichever is later.(Required)
I understand that deposit is between landlord and tenant. Platinum Property Leasing is not liable and does not make final decision on deposit return amount.(Required)
I understand that if after receiving my deposit return statement if I/we do not feel that our landlord treated us fairly on the deposit return amount, I/we can send a statement/letter including pictures of what/about/how I/we feel it should be different within 30 days of receiving your statement. This letter will be reviewed with owner and an answer regarding your deposit will be issued within an additional 30-days of receipt for your request for correction.(Required)

Cleaning of Unit

I acknowledge that all carpets must be professionally cleaned before my move-out date, and a receipt confirming the cleaning must be emailed or delivered to the Platinum Property Leasing office no later than 24 hours after move-out. If I choose not to arrange the cleaning myself, Platinum Property Leasing will coordinate the service after move-out with no additional penalty, and the cost will be deducted from my deposit return. (a receipt will be provided).(Required)

Consent

I will be emailed my move out check list. I understand that all items that were provided to me at move in (Keys, garage openers, smoke/CO2 alarms, management sign, etc) must be returned in working condition at move out. If I don’t receive my move out check list in my email, I can stop by Platinum Property Leasing and pick up a list.

TERMS AND UNDERSTANDING

I am under a specified lease term. This does not negate my obligation to fulfill the lease terms until end date of lease, or at end of month of 30 day notice given. Basic lease terms include monthly rent, electricity, gas, water/sewer, trash, lawn care, snow removal, etc as stated in my lease.(Required)

NOTICE OF ABANDOMENT OF RIGHTS OF TENANCY REGARDING AND ABANDONMENT OF PERSONAL PROPERTY

1. PARTIES & PROPERTY IDENTIFIED This is in regards to the landlord, tenant and property mentioned on page 1. 2. BACKGROUND A. Landlord is owner/property manager of the real estate described in the caption. B. Tenant has been leasing the real estate described in the caption. C. Tenant desires to abandon the tenancy and the personal property remaining at the real estate. D. Tenant agrees and gives notice that as of the date this instrument is signed, the Lease and all rights of occupancy and all other benefits and privileges have been abandoned. E. Tenant agrees that Tenant has fully vacated the property. F. Tenant agrees that any personal property remaining at the premises is the property of Landlord and/or has been abandoned by Tenant. 3. CONSIDERATION. This Instrument is executed for good and valuable consideration the receipt and sufficiency of which are acknowledged. 4. ABANDONMENT. Tenant provides Notice that (a) the Lease has been abandoned by Tenant, (b) Tenant is no longer in possession, (c) Tenant has removed all of his/her personal property and makes no claim to any personal property remaining at the premises, (d) Landlord owes no further obligation to Tenant. 5. CONSTRUCTION. This Instrument shall be construed as broadly as possible. 6. GOVERNING LAW. This Instrument shall be governed by the laws of Iowa. 7. CAPTIONS. Captions are for convenience and shall not affect interpretation. 8. BINDING EFFECT. This instrument applies to, is binding upon, and inures to the benefit of the successors and assigns of the parties. 9. EXECUTION. A signature which has been photocopied or a signature sent by facsimile or a signature which has been scanned and sent electronically shall have the same force and effect as an original signature.
